You may not know this, but buying or selling a home isn’t the only time to call a home inspector. These handy professionals can provide home maintenance services for you as well. Home Energy Assessment
This video has an example of the kind of thing an inspector would find and advise about during a home energy evaluation. Dirty air filters affect the efficiency and life expectancy of the HVAC unit. Not everyone knows to change these filters, and they can get pretty dirty and clogged, which results in poor airflow.
A Home Energy Assessment also includes an assessment of insulation thickness and coverage, HVAC system efficiency and ductwork performance, window heat transfer and air leakage, electrical and water usage patterns, and air leaks in doors, walls, and attic spaces. Moisture Evaluation
In this video, Inspector Luis demonstrates how useful a moisture meter can be to track down hidden leaks. A Moisture Evaluation is helpful if you think you may have a leak or if you know there’s been an incident and are concerned about how far water damage has traveled.
In a Moisture Evaluation, we use a combination of moisture meters and thermal imaging to thoroughly analyze problem areas, including basements, attics, and hidden corners. You can get this service for one problem area or the whole house.
Sewer Scope
This video shows a sewer scope test being conducted on a new construction home. Building material was found clogging the sewer line. A blocked sewer can cause so many problems to a home, from clogged drains to poor water pressure, foul odors, pests, vermin, and more. It’s a great idea to have this test done before you purchase a home so you know what’s going on underground.
